With over 20 years of experience in planning, land use, transportation, housing, entitlements, and policy, below are a few projects I have had the pleasure of leading over the years from my association with Mayer Brown LLP and Los Angeles County Metropolitan Transportation Authority (Metro).

Services provided ranged from securing entitlements and CEQA approvals, writing and advising on land use policy and regulations, providing strategic guidance to design and technical teams for a streamlined and efficient process. With years of experience working on the public, private and non-profit sides, great experience and trust has been earned in understanding development and regulation through all lenses.  Multiple lenses also provides for clarity early on, saving all parties time and money. I believe creating a cohesive team allows parties to work together and bring meaningful projects to life, enhancing the quality of life for all — from the people they serve to the supporters who make them possible.

Eaton Fire Rebuild Efforts, Altadena (Unincorporated Los Angeles County)
Assisting Eaton Fire victims with their rebuild projects, streamlining their design, zoning compliance, and entitlement needs. Building on the Governor’s Executive Orders, finding opportunities to rebuild the Altadena community in the most sustainable and efficient way possible.

Entitlements for a new 8-story mixed-use building -- 220 live/work units (incl 25 Very-Low Income units), 46,000 sf of ground-floor commercial space, and 3-level subterranean garage.

Entitlements for a 308,000-sf office building with 8,100 sf of ground-floor restaurant space, and outdoor patios and terrace decks, including a public paseo and plaza.

Entitlements for a new 8-story mixed-use building -- 159 live/work units (incl 18 Very-Low Income units), 23,380 sf of ground-floor commercial space, and 3-level subterranean garage.

6400 Sunset, Hollywood Los Angeles
Entitlements for a new 28-story building that would feature 232 studio, one- and two-bedroom apartments – including 10 Very Low Income units, 7,000 sf of ground-floor commercial space.

GPI Companies, Johnson Fain

Metro Willowbrook/Rosa Parks Station Modernization
Managed the team on the $129-million modernization project of the 2nd most busiest light rail station in LA County, a critical hub for the region and centerpiece of the community.

Crenshaw Crossing, Los Angeles
Led the entitlement efforts and approval of a streamlined CEQA process (SCEA) for a joint development project with LA County, Metro, Watt Companies and West LA CDC. At the key transit hub of the Exposition and Crenshaw Metro Lines, two mixed-use buildings on opposites sides of Crenshaw Blvd were approved for 401 apartments, approximately half are to be affordable with 40,000 sf of ground floor community retail space.

Downtown Los Angeles Streetcar
Managed the technical and design team on behalf of LASI and Metro through the Alternatives Analysis and preparation of the NEPA/CEQA document.
